Terms & Conditions

The key rules for your peaceful stay at Bothan By The Bay.

Stay Rules

  • Adults only (18+).
  • 3-night minimum stay required.
  • Strictly no pets or animals allowed on the property.
  • Please respect the calm surroundings; quiet hours are 10 PM – 8 AM.

Payment & Cancellation

  • A 30% non-refundable deposit is required to secure your booking.
  • The remaining balance is due 30 days before arrival.
  • Cancellations within 30 days of arrival are charged in full.
  • We strongly recommend comprehensive travel insurance.
  • For bookings made on Booking.com or external providers please follow their T&C's, we are not responsible for your payments/cancellations you will need to contact them. 

Check-in & Check-out

  • Check-in: 3 PM – 11 PM. Please do not arrive before 3 PM.
  • Check-out: By 11 AM. We cannot offer late check-outs.
  • Please ensure all doors are closed and locked when leaving.
  • Ensure the key is back in the key lock box when checking out.
  • Log out of netflix and other smart tv channels.

Property Care & Safety

  • Strictly no smoking inside; outdoor smoking is permitted in the designated area.

  • No fireworks, sparklers, or unauthorized candles.

  • Guests are responsible for any damage or loss. Lost keys incur a fee.

  • Please leave the space tidy and dispose of rubbish properly.

  • We do not live on site however there is a Ring doorbell by the entrance door for our security.

  • We have family and our cleaner nearby if you need anything.

  • For ferry disruption help, contact CalMac at enquiries@calmac.co.uk.
  • We take no responsibility for ferry/flight cancellations; travel remains the guest's responsibility.
  • Report any issues immediately during your stay so we can help.
